  • Investigate with local council and service providers what is happening in the area and explore any factors affecting the future value or desirability of the property.
  • List advantages, disadvantages, and any other important and relevant information to note.
  • Research capital growth figures for the area and region.
  • Provide sales figures of recently sold properties in the area
  • Identify similar properties currently on the market.
  • Provide a profile of the suburb/location and its demographics.
  • Calculate likely rental returns and median rental returns in the area (if applicable).
