Building Approvals Sept 2018

ABS figures show 479 houses and units were approved on the Sunshine Coast and Noosa council regions in August 2018, a total of $129 million.

Breaking this figure down; throughout the year 572 houses have been approved in the Sunshine Coast and Noosa area, down from 681 approvals in the same period 2017.

However unit approvals have boomed - with 367 approvals on the Sunshine Coast and 100 in Noosa, where over the same period 2017 there were 254 units approved on the Sunshine Coast and only 2 in Noosa.

Noosa property is hurtling towards prices only seen in Brisbanes Blue Chip areas. 

As we have reported Noosa has had a number of headline-grabbing sales recently.
This has increased the annual median house price of Noosa by 6.2% to $650,000, only $15,000 below the Brisbane median house price.
The most expensive suburbs for median house price;
Sunshine Beach $1.19 million
Alexandra Headland $995,000
Minyama $980,000


Silicon Valley Guru comes to Peregian Beach

Former Lonely Planet Innovation Lab chief Chris Boden is heading up the $3 million Peregian Beach digital hub.

His job will be attracting high end value start ups and digital creatives to what some have dubbed 'Silicon Beach'.
Mr Boden said his aim was to attract a mix of 60-70 solo entrepreneurs and more established companies to the hub. Adding "I don't think there's too many better places in the world where you could raise a young family."


Noosa Land Values Increase

The State Governments land valuations are a 'catch 22' -everyone wants their land values to increase but they don't want their Council rates increased.

Noosa average residential land values rose by 11.3%, since the last valuation in 2016, with the Sunshine Coast LGA up 10.4%.

Noosa is certainly having its moment in the sun.

Last week a property at Teewah Beach sold for $10.5 million, a record price.
The property has 470m of beach frontage and views over Noosa's five bay.

This week a sale of a Wyuna Drive property at $11.9 million toppled that record. But even this record is not set to last with fresh interest in Pat Rafters $18 million Sunshine Beach home.

Local agents report that Europeans and interstate buyers are attracted to the high quality and safe environment.
With the natural assets of beaches, lakes, river, restaurants and shopping there is something for everyone.

Tom Offermann , local agent said" its not just the prestige properties that buyers are targeting, there are good opportunities at all price levels".
He said "the top performing suburbs were Noosaville, Noosa Heads, Little Cove and Sunshine Beach."


Core Logic reports Outstanding Capital Growth

Property markets around the country may be slowing but not in the Noosa region. The Sunshine Coast has experienced growth rates of 6.6%, according to the latest Core Logic report.

The median sale price in Noosa Heads rose by 13.7% in 2016/2017, to $895,000, in Cooran it rose by 11.8% to $397,000, Doonan 10.6% to $785,000 and Sunshine Beach by 10% to $1,160,000.

12 Industrial units are being constructed in a high exposure site at 1 Selkirk Drive, Noosaville. The small shed sizes of 100-175 sqm with mezzanine floors have attracted strong inquiry. Prices are expected to range from $3000 per sqm. Readmore
